There is one thing that kills more restaurant sales than bad financials, thin margins, or short leases. It’s the seller who isn’t actually ready to sell.

You built this. It is, in many cases, the defining work of your life. The team you developed, the Guests you served, the culture you built — all of it lives in the building you’re about to sign away. That attachment is real and it is not a weakness. But it cannot be allowed to distort the transaction.

Operators who are emotionally unprepared for the sale make bad deals. They overprice, they stall, they add conditions, they change their minds, they sabotage negotiations because letting go feels too much like loss.

The solution is not to feel less. The solution is to have done the work — operationally and personally — long before a buyer is across the table from you.

Know what the business is worth. Know what you want from the next chapter — not vaguely, specifically. Know that a business you can walk away from is proof that you built something real.

The operator who has done that work engages with clarity when the offer comes. They negotiate on terms, not emotions. They close the deal. They hand it over. And they allow it to become what it now is: someone else’s business to carry forward.
